CA Fastigheter säljer Västerviks Stadshotell

CA Fastigheter AB har idag avtalat om försäljning av dotterbolaget Majo Hotellinvest AB innehållande såväl fastigheten Västervik Residenset 24 som själva hotellverksamheten, Västerviks Stadshotell. Köpare är Frea Capital AB, som idag bl a äger och driver Vimmerby Stadshotell.

Västerviks Stadshotell, vilket ingår i Best Western, uppfördes av CA Fastigheter AB 1990 och har varit i bolagets ägo sedan dess. Att driva hotellverksamheten har inte varit en del av CA Fastigheter AB:s kärnverksamhet. Verksamheten innehåller en personalstyrka om ca 40 personer vilka samtliga följer med i affären.
Frea Capital AB tillträder i april.

-”Försäljningen är i linje med vår affärsidé att äga och förvalta samt utveckla fastigheter i större tillväxtorter. Därtill är vi ingen optimal ägare till operativ hotellverksamhet. Vi har därför under lång tid försökt hitta en köpare som är villig att förvärva såväl fastigheten som verksamheten. I Frea Capital AB har vi hittat en köpare som vi är övertygade kan utveckla verksamheten, vilket kommer vara positivt för vår personal i hotellbolaget,” säger CA Fastigheter AB:s affärsutvecklare Mikael Holmgren i en kommentar.

CA Fastigheter AB sells shopping mall in down town Tallinn, Estonia

CA Fastigheter AB has today, via a subsidiary, signed a sales contract regarding the Shopping Mall “Postimaja”, Narva Mnt 1, in the very center of Tallinn, Estonia. The buyer is Baltic Horizon Fund.

The parties did agree on both signing and closing as of today but, due Estonian regulation, the Estonian Competitian Authority has to give its merger clearance to the transaction. Closing will instead occur by latest in February 2018.

CA Fastigheter AB acquired the property in 2010. Originally the property was erected as the HQ of Estii Post. By the time of acquisition the property were more or less evacuated. During the following years the property were totally reconstructed and developed into a modern Shopping Mall with a total GLA of approx. 9 000 sqm.
The grand opening took place in 2013 with anchor tenants like for example RIMI and H&M.

CA Fastigheter AB´s real estate portfolio in Tallinn is after this sale consisting of a couple of office and industrial properties.

”This sale is in line with our strategy of property development after which we either place it in our own property portfolio or put it for sale. In this case we chose the latter although the property has the very best of locations and therefor probably has a good chance of future increase in value”, says CA Fastigheter AB´s CEO Johan Damne.

CA Group strengthens its organization by looking for a new CEO for CA Fastigheter AB

As part of its efforts to strengthen the management team of the CA Group, the management of Claesson & Anderzén AB has decided to appoint a new CEO for CA Fastigheter AB. Johan Damne, who held the position for 17 years, will now continue to serve as CEO as well as Group Chief Executive of Claesson & Anderzén AB, a position he has held in parallel.
Claesson & Anderzén AB with subsidiaries, founded in 1912, is a family-owned investment company. Its operations are divided into real estate activities, CA Fastigheter AB, and investment activities through CA Investment AB, with full or partly owned companies, listed and unlisted, in various industries. A strengthening of the management function will provide an opportunity to develop the Group’s business further.
The efforts to recruit a CEO for CA Fastigheter AB will commence in connection with this press release. Until a new CEO of CA Fastigheter AB takes up the post, Johan Damne will continue in the role as before.

CA Fastigheter AB with subsidiaries is a real estate company currently operating in Sweden, Germany, Estonia, and Russia. CA Fastigheter AB acquire portfolio of properties in Berlin

CA Fastigheter AB acquire portfolio of properties in Berlin
CA Fastigheter AB has, through a fully owned subsidiary, acquired a portfolio of properties in Berlin. The portfolio consist of 22,000 sqm lettable area of which all areas are apartments. All seven properties are located in one block in a very good location in Kreuzberg.

”The acquisition is part of our intention to continue to grow our property portfolio in Berlin. We have been investing in Berlin since 1990 and has followed the development in the market closely. We continue to be positive to the residential market in Berlin and the acquisition is fully in line with our ambition to increase our exposure to the city”, Johan Damne, CEO at CA Fastigheter AB comments.

“We are, even after this acquisition, interested in making further acquisitions in Berlin”, Johan Damne continues.

After this acquisition, closing takes place at the end of September, the CA Group´s total lettable area in Berlin amounts to 85,000 sqm.

CA Fastigheter AB säljer Region Karlskrona

CA Fastigheter AB har idag, genom dotterbolag, sålt merparten av sitt fastighetsbestånd i Karlskrona till bolag inom Heimstaden AB koncernen. Försäljningen omfattar ett väl samlat fastighetsbestånd i centrala Karlskrona med en total uthyrningsbar yta om ca 45 000 kvm.

Försäljningen innebär att all personal inom CA Fastigheter ABs Region Karlskrona övergår till Heimstaden AB och att CA Fastigheter AB därmed lägger ner sitt kontor i Karlskrona. Tillträdet till fastigheterna och övertagande av personal sker per 15 december 2015.

CA Fastigheter AB kommer fortsatt att äga tre projektfastigheter i Karlskrona vilka inte kommer påverkas av försäljningen till Heimstaden. En av dessa är del av fastigheten Nordstjärnan 32 på vilken kommer uppföras ett bostadsrättsprojekt. Därutöver behålls dels fastigheten Spårvägen 9 samt CA koncernens mark i Trummenäs där utveckling och försäljning av villatomter pågår. Av förvaltningsfastigheterna kvarstår fastigheten Bokbindaren 2 i CA koncernens ägor. Dessa projekt och fastigheter kommer fortsättningsvis att hanteras av personal på CA koncernens huvudkontor i Kalmar.

”Vi har en ambition att fokusera våra fastighetsinvesteringar till större orter där vi bedömer att de makroekonomiska förutsättningarna är bättre. Denna försäljning är i linje med detta”, säger CA Fastigheter ABs VD Johan Damne i en kommentar.

CA Fastigheter AB har en mycket lång historia i Karlskrona och var i stort sett ensamma om att under slutet av 1980-talet i spåren av varvskrisen göra stora investeringar i staden. Förutom förvärv av förvaltningsfastigheter är det sannolikt främst genom omdaningen och uppbyggnaden av kv Wachtmeister, vilket slog upp portarna 1988, som CA koncernen gjort avtryck i Karlskrona. Kv Wachtmeister har sedan dess varit den ledande kommersiella gallerian i staden.

”Vi har verkat länge i Karlskrona och har starka känslor för staden, våra kunder och inte minst vår personal som gjort ett fantastiskt arbete under alla år. Nu väljer vi dock att avyttra våra förvaltningsfastigheter för att investera i andra marknader. Vi kommer dock att behålla våra projektutvecklingsfastigheter och bedömer att vi inom kort kommer att påbörja byggnationen av projektet Nordstjärnan 32 vilket är ett nybyggnationsprojekt av bostadsrätter i Karlskronas absoluta centrum”, säger Johan Damne och fortsätter ”När vi nu avyttrar våra förvaltningsfastigheter gör vi det med vissheten att Heimstaden AB kommer att fortsätta förvalta dessa på bästa sätt för våra kunder och för staden som helhet”.
